A mortgage rate matters through the monthly payment
An October 15 rate snapshot illustrates financing; it is not a current loan offer.

Freddie Mac’s October 15 survey put the average 30-year fixed mortgage rate at 7.40%. That dated national average is not a personalized quote or a separate New York or Los Angeles rate.
Keep the assumptions fixed
For an illustrative $400,000 loan over 30 years at a constant 7.40%, monthly principal and interest are approximately $2,770. At 6.27%, the corresponding figure is about $2,468. Both examples exclude property taxes, insurance and fees.
The payment is not the whole housing budget
A buyer must also consider the down payment, closing costs and recurring expenses. Comparing two rates without holding the loan amount and term constant can obscure the real difference.
These figures explain a mechanism using a dated report. Check current lender disclosures for a real decision; the example is not a financing offer.
